# Poprop

> Poprop publishes Hong Kong first-hand (new development) sales data as free, public, source-cited pages: price lists, net prices (折實價), units, registers of transactions (成交紀錄冊) and sales arrangements (銷售安排). Figures are extracted from the documents vendors publish under the Residential Properties (First-hand Sales) Ordinance (Cap. 621). - https://hkpoproperty.com/api/v1/public/developments/{id} : one development with price_lists, units, transactions (latest 300), sales_arrangements, sources and quality.
- https://hkpoproperty.com/api/v1/public/feed?days=90 : recent events, newest first (days 1 to 365).
- Responses are cacheable for minutes (Cache-Control: public). Anonymous requests are rate limited per IP (HTTP 429 with Retry-After). Other /api/ paths need a login.

## Field meanings

- Listed price (定價, listed_price): the price in the vendor's price list before any discount. listed_psf is listed price per square foot of saleable area (呎價).
- Net price (折實價, net_price): the listed price after the discounts and benefits Poprop could resolve from the price list. net_psf is net price per square foot. It is an extraction, not an offer.
- Saleable area (實用面積, saleable_area_sqft): the area metric statutory documents use for pricing, in square feet.
- Unit status: available (可供出售), reserved (已預留), sold (已售), withdrawn (已撤回), tendered (招標中), suspended (暫停發售).
- Transaction status: pasp_signed (preliminary agreement signed), asp_signed (agreement signed), direct_asp_signed, pasp_not_proceeded, asp_terminated.
- Price list versions: a revision keeps its number with a letter suffix (1A, 1B); it is not a new price list. Newest first.
- Confidence (extraction_confidence, 0 to 1; shown as a percent on pages): how reliable the extraction of that section is. As-of date: when Poprop's data for the development was last updated, not the date of the vendor document.
- Dates are YYYY-MM-DD (Hong Kong documents are day-first; Poprop normalises them). Money is HKD.

## Source and legal note

- Source documents are the price list, register of transactions and sales arrangements that vendors must publish under Cap. 621. Poprop extracts facts from them; it does not host the original PDFs or floor-plan images. Each section names its source document type and date and links to the vendor website where known.
- Poprop pages are not the official documents and may not reflect the latest position. Verify with the vendor's price list and sales brochure before relying on any figure. Not investment advice.

## Update cadence

- Data is updated in batches when new vendor documents are processed. It is not real time. Check the as-of date on each page and in the API (`quality.data_as_of`, `as_of`).
- Cached pages can lag the API by up to about 10 minutes.

- Prefer the development page URL for a specific development, and name the document type and as-of date shown on the page.
